Part 1 — The 5 Essential Steps

Step 2 — Apply for Building Regulations Full Plans approval. Separate from planning. Never use Building Notice for lofts or extensions.

Step 3 — Serve Party Wall notices (if terraced/semi). 2 months before start, under the Party Wall etc. Act 1996.

Step 4 — Appoint professionals in order: Structural Engineer, Building Control, Main Contractor, Party Wall Surveyor, NICEIC electrician and Gas Safe engineer.

Step 5 — Lock down scope, budget and timeline in writing. Fixed-price quote broken down by trade, payment schedule tied to milestones (max 20–30% upfront).
